I can say something about this from my own experience (I had really annoying neighbors downstairs - non-stop libations, screams and blasphemy at night, police interventions, etc.
The use of standard microphone inserts, even directional and equipped with a reflector, brings a rather poor effect in such situations. However, in order to make sound documentation of decent quality, I borrowed from work (thanks to the manager's kindness) a broadband measurement microphone (actually a measuring transducer) used in the diagnostics of engines and mechanisms of the Danish B&K company, and used in the simplest application as the so-called. electronic stethoscope. The principle of operation of such a transducer is that it receives acoustic vibrations not through the air, but on the principle of conduction of vibrations propagating in a solid material (it must be rigidly attached to, for example, a wall, floor or, in my case, a central heating pipe). When using a low-noise, high-gain preamplifier with a dynamic compressor, the effect was great (ARW was necessary because the problem was when someone dropped a bottle on the floor or it was banging against the walls, etc. - terrible distortion). So I recorded and edited the sound material digitally using the Sound Forge program and all that was left was to wait for "comrade" to listen to hits from the radio. I pulled out a 2W FM transmitter built in my youth from the basement and at the right moment I played some stronger pieces on the antenna...
So, summing up my statement - it is possible and sometimes the goal justifies the means ... A few "broadcasts" were enough for the converter to return to work, the transmitter to the basement and the "comrade" gave himself a hit (I would like to mention that I accidentally recorded this way as they argued (including a good fight - the neighbors called the police) about the division of money for "making" a certain GSM shop.
