Setting Up Smart Home: ESP, Occupancy Sensors, Lighting, Heating, Security

    Hi,

    I'm looking for information, help, guidance or even a negative answer that it's not worth it.

    Situation: bought development flat, no major tenant alterations.

    The height of the flat is about 2.6m.

    Because I have a development flat, I was thinking of using it and pulling all the cables I need and so sooner or later I came across the topic of smart home.

    What I'm trying to achieve:

    Lighting
    Automatic switching off of lights when no one is present ( presence sensor )
    Floor heating ( some Salus, no data on that yet )
    Door opening and closing sensor
    Window opening sensor, balcony doors
    Automatic opening and closing of entrance doors
    Vision viewer ( possibility to suspect by phone who is trying to break into the flat )
    Exterior roller shutters/interior roller shutters? Partner, block of flats
    Monitoring of utilities?


    As you can guess, I have started my combinations with occupancy sensors. I would like to avoid running everything over Zigbee or WiFi, I was thinking of cable versions of the Smart home.
    Unfortunately commercial versions:
    Grenton - I'm afraid of a closed system
    KNX - expensive and no simple document, buy this, that and you'll have what you want.
    Ampio - only for installers, I would like to do as much as possible with my own time

    I came across Hapcan, but unfortunately the shop does not offer too much available stuff, plus from what I understood it is a very old and slow technology.
    I thought that I will create my own module based on ESP32 + LAN ( with POE or not? ) + HLK-LD2410 + sizable switch + proxmox + Home Assistant

    Only I have a few problems:
    1. How to provide power for EPS + HLK-LD2410?
    As I understood correctly ESP works on 3.3 volts, where: HLK-LD2410 operates on 5 volts. Would the use of a board with POE e.g.:

    solve the problem of powering this?

    I was thinking to flip the results from the HLK-LD2410, via UARTA to the ESP, and the ESP will flip this to: MQTT or somewhere further down to Home Assistant.

    Maybe the question is, why am I starting with a presence sensor?
    I plan to put this contraption in some sort of enclosure and throw it under the false ceiling.

    I was simply thinking of: Zigbee TS0601, but the price scares me, especially as I will need about 4 of these(kitchen, bathroom, living room, room)?
